Process
We offer to supply fabricated, delivered and installed, or supply only.
Initial (PPA commitment)
After providing a sales quotation and prior to your fully committing to (including engineering and energy efficiency certification) a fabrication contract we have an interim, Pre-Purchase Agreement (PPA), process where an upfront fee of $2,500 secures everything necessary, such as preparation of plans , investigation of shire and bushfire protection requirements, site review and so on, to finalise the fixed price building contract.
Fabricate, deliver and install
Our preference is usually to supply the house delivered and installed utilising our own equipment and personnel and guaranteeing a seamless process between construction and delivery. When the contract includes delivery and installation we are subject to home building legislation that essentially dictates that we don’t start building the house until after the issue of a building licence, that typically doesn’t issue, for 2-4 months from initial contract (PPA) signature.
Construction time ready for transport is generally around 12 weeks from local authority approvals, with delivery generally within 1-2 weeks from completion. As a guide, we generally hand over the houses, installed, in around 6-8 months from the initial PPA commitment.
Fabricate only
If we sell the house as "goods" (i.e. not installed) the house can be constructed in parallel to the local authority approval process, in which case we can guarantee ready for delivery in as little as 10 weeks from slab down. We can then prepare a separate delivery and installation contract or the same can be performed by others.
Site works and connection of services
Our designs built on concrete floors require a compacted level pad for installation, whereas steel based houses can be installed on less than level ground (generally up to +/- 300 mm at no charge).
Generally our prices exclude installation and/or connection of site services (electricity, water, waste) although we can arrange of required (generally however it makes no cost sense for us to travel to remote locations to "let the plumber in").
The construction process
We detail the process up front and keep you informed throughout the approvals and construction process, including providing photographs along the way welcoming yard visits whilst construction progresses.
We deliver and install the fully completed house using our own equipment.
